Operational Energy (§5.2)
Assessment of energy use intensity against NZCBS asset-type limits. Covers metered energy, unregulated loads, and alignment with Display Energy Certificate and EPC evidence.
UK NZCBS v1 (March 2026)
Independent NZCBS assessments, pre-assessment advisory, and alignment strategy for UK commercial property — aligned to the definitive net zero standard co-developed by RICS, CIBSE, RIBA, UKGBC, LETI, BRE, BBP, and IStructE.
The UK Net Zero Carbon Building Standard (NZCBS) v1 was published in March 2026, replacing the Pilot Standard (September 2024). It provides the first comprehensive, independently verified framework for net zero carbon buildings in the UK — covering operational energy, embodied carbon, renewables, water, refrigerants, and fossil fuel free requirements.
Two certification claim types are available: "Net Zero Carbon Aligned Building" and "NZC Aligned Building (plus offsets)". The Standard is aligned with RICS Whole Life Carbon Assessment methodology and supports both new builds and existing building retrofits.
Assessment of energy use intensity against NZCBS asset-type limits. Covers metered energy, unregulated loads, and alignment with Display Energy Certificate and EPC evidence.
Whole Life Carbon assessment for new works, retrofit works, and reportable works. Aligned to RICS WLCA methodology. Covers A1–A5 upfront carbon and lifecycle stages.
Evaluation of on-site renewable energy generation against NZCBS minimum thresholds. Solar PV modelling, generation estimates, and self-consumption analysis.
Assessment of fossil fuel free compliance pathway. Heat decarbonisation strategy, heat pump feasibility, and phased transition planning where immediate compliance is not achievable.
Structuring of NZCBS claims where operational control is split between landlord and tenant. Covers landlord demise, tenant demise, and whole building approaches.
PC on-track verified status assessment for buildings at practical completion stage. Confirms the building is on track to achieve NZCBS alignment in operation.
Seeking credible NZC claims and portfolio-level alignment evidence for investors and lenders.
Targeting NZCBS certification for new builds and major refurbishment programmes.
Operating commercial buildings that need a defensible route to net zero in operation.
